Spring thaw can be a scary time for homeowners when it comes to the potential for basement moisture and mould issues to appear. Since melting snow, heavy rain and saturated ground can expose weaknesses in a home’s foundation and drainage systems, the best time to ensure preventive measures are implemented is during the winter when everything is still frozen.

By taking proactive steps now, homeowners can significantly reduce the risk of water intrusion, musty odours and mould growth once temperatures rise.

Steps homeowners can take right now

Basements are particularly vulnerable during the transition from winter to spring. Snow accumulates around foundations and, when it melts quickly, water seeks the path of least resistance – often through small foundation cracks, window wells or poorly drained soil. Moisture that goes unnoticed can lead to mould growth, damaged finishes and long-term structural concerns.

Preventative maintenance in winter allows you to address issues while conditions are controlled and before water becomes a problem. Follow these key wintertime steps to help protect your basement:

1. Manage snow around your foundation.

Avoid piling snow directly against your home. As snow melts, it can seep into cracks or porous concrete. Shovel snow away from foundation walls and basement window wells, creating a clear drainage path away from your home.

2. Check and clear eavestroughs and downspouts.

Ice, debris and snow buildup can block eavestroughs, causing water to overflow and pool near the foundation. Ensure downspouts are clear and extend at least 1.8 meters (six feet) away from your house to direct meltwater safely away.

3. Inspect basement windows and window wells.

Ensure window wells are free from snow, leaves and other debris. Check that covers are securely in place and window seals are intact. Poorly sealed basement windows are a common entry point for moisture.

4. Monitor indoor humidity levels.

Winter air may feel dry, but basements can still trap moisture. Aim to keep basement humidity between 30% and 50%. Use a hygrometer to monitor levels and run a dehumidifier if necessary, even during colder months.

5. Watch for early warning signs.

Inspect your basement for damp spots, peeling paint, efflorescence (white chalky residue on walls) or musty smells. These indicators can point to existing moisture issues that will worsen during the spring thaw.

6. Ensure proper grading around your home.

Frozen ground hides grading issues, but winter is a good time to plan corrections. Soil should slope away from the foundation to prevent water from pooling near basement walls once the ground thaws.

For Ken, expanding his home inspection company to this area isn’t just a professional milestone, it’s a homecoming. “Powell River has always been close to my heart,” he says. “It’s where I grew up, where my family and friends are, and it’s a place that’s always drawn me back.” After years away, his return to the community marks both a personal and professional reconnection. “When my mom passed away and we sold my family home here in Powell River, I felt a bit of a hole, like I’d lost my roots,” he explains. “So expanding my business here just felt natural. It’s a way to reconnect with the community and be part of it again.”

Growing up in Powell River shaped much of who he is today. “It’s such a great place to grow up, very outdoorsy, very community-oriented,” he reflects. “I think I appreciate it even more now that I’ve been away.” That deep local connection is part of what drives his passion for providing trusted, professional home inspection services to the area. “I’m excited to expand my home and commercial inspection services to Powell River and help people make informed decisions about their homes,” he says. “It’s about giving back to the community that gave so much to me.”

Ken’s journey from a small-town life in Powell River to running a successful home inspection business has been one of resilience and dedication. After growing up in Powell River, he moved to Burnaby before finally settling with his family in Chilliwack in the summer of 2009. Ken worked as lumber grader at a local mill when he got injured. He needed a way to support his family, and that’s when he came across ABCHI. Having recently had his own home inspected, Ken saw the appeal of the industry and thought, I could do that. With no background in business, Ken applied to join ABCHI and met with the regional leader, who recognized his commitment and potential. Determined to take the leap, Ken financed the franchise investment and started doing inspections on weekends. “I’d work at the mill during the week and spend weekends on inspections and at open houses. I threw everything I had into it,” he said.

Ken’s grit paid off. He has since completed over 5000 home and commercial property inspections, earning the trust of Chilliwack and Fraser Valley Realtors and building his business from the ground up. Reflecting on the journey, Ken shared, “I didn’t know how to run a business when I started, but I knew I could put my heart into it and follow the ABCHI system and guidance. Now, sixteen years later, it’s hard to believe how far we’ve come.”

As part of this expansion, he’s also looking to connect with others who share his entrepreneurial spirit. “We’re actively looking for entrepreneurs to join our home Inspector team on the Sunshine Coast and in the Sea to Sky region. “We want folks who are motivated, professional, and looking for a business opportunity to grow,” he explains. How home size and age affect inspection costs

Jorge brings over 15 years of experience in maintenance engineering, with expertise in preventive, corrective, and predictive maintenance, as well as commissioning, root cause analysis, and system evaluations. His international career with Schlumberger took him across Venezuela, Argentina, Bolivia, and Chile, where he led inspection and maintenance programs under strict safety and reliability standards.

Transitioning into home inspections in Canada after earning his Carson Dunlop certification and completing the Home Inspector Program at the Academy of Learning, Jorge was inspired by the opportunity to apply his technical knowledge to residential properties and help families make confident decisions. He finds the most rewarding part of his work to be identifying potential risks early, offering practical solutions, and providing peace of mind to homeowners and buyers.

Outside of work, Jorge is family-oriented. He is married, and a proud father to a son studying at the University of Toronto Mississauga. He enjoys playing golf, spending time outdoors with his family, and is committed to continuous learning, currently studying English at Sheridan College to strengthen his communication with his clients and Realtor partners.

Jorge will be serving the Mississauga-Peel area including the GTA, Dufferin-Peel, Caledon, Bolton, Dufferin County, & Shelburne.
